Luxury living outside of Vienna: Part II

Last week The Local looked at exclusive properties in Bregenz, Klagenfurt, Eisenstadt, Sankt Pölten and Klosterneuburg. This week we took a look at the remaining Austrian capitals outside of Vienna.

Innsbruck, Tyrol.
 
Its location - nestled between mountains - means that Innsbruck is tight on space. Finding and affording a residence with land is a luxury only few can afford. If you choose to live in the inner city, then Maria-Theresien-Straße or the Triumphpfote are Innsbruck’s main streets. Exclusive properties in the surrounding neighbourhoods go for around €6000 per square meter. Other districts with luxury apartments are Hötting, Mühlau, Saggen or Hungerburg. Since Innsbruck has limited space, plan for a longer real estate search.
 
 
Salzburg, Salzburg.
 
Home to Austria’s top summer event the Salzburg Festival (Salzburger Festspielen) and many designer boutiques, Salzburg exudes an air of grandeur and wealth. With prices up to €10,000 per square meter, luxury is guaranteed. Exclusive residences are in the Getreidegasse or Alte Markt, in der Riedenburg or on the Arenberg. Unlike Innsbruck you do not have to go far from the inner city to find villas with acreage. In the city’s calmer areas like Aigen, Parsch or Leopoldskron, exclusive properties including land can be secured for prices starting at around €1000 per square meter.
 
Linz, Upper Austria.
 
For a luxurious city apartment or penthouse the place to be is anywhere on or in the vicinity of the Landstraße. If you are looking for villas and lush gardens, prestigious properties are on the Foschberg or Römerberg. North of the Danube in Urfahr popular districts are on the Auberg, the Pöstlingberg or in St. Magdalena. A tip from an insider: Zaubertal (the magical valley in Leonding) is very prestigious and hidden away from the bustle of downtown which is great for those who want to be close to the city but surrounded by greenery. Properties go for around €4000 to €5000 per square meter and land for about €500 per square meter. For €1,150,000 there is a villa with indoor pool available for purchase on the Auberg. Or see the city from above in a city penthouse for €765,000. 
 
Graz, Styria.
 
In Graz, old and new architecture meet to provide some of the most interesting and luxurious apartments in Austria. With its historical UNESCO inner city and title as a UNESCO City of Design, you should be able to find the right apartment for your needs and style. The inner city hosts many exclusive penthouses or if you crave more nature the villas found in St. Leonhard or am Rosenberg are picturesque and exclusive. Properties beside the Mur river are popular with developers who are renovating them and offer newly designed luxury apartments with plenty of add-ons. Prices are about €10,000 per square meter. A fusion of old and new can be found in this penthouse for €780,000 in the romantic district of St. Leonhard.
